UNDERSTAND HOW
RENTING WORKS IN DUBAI

Rentals in Dubai are paid annually — typically in one, two, or four post-dated cheques covering the full year upfront. The fewer cheques you offer, the more negotiating power you have on price. A single cheque payment often secures a meaningful discount. Factor this into your cash flow planning before you start viewing.

KNOW YOUR
BUDGET

Beyond the annual rent, budget for a security deposit of five percent of the annual rent for unfurnished properties and five percent for furnished. You'll also pay a one-time housing fee of five percent of annual rent to DEWA upon connection, plus agent commission of five percent. Know your full move-in cost before you fall in love with a property.

VIEW
AND VERIFY

Before signing anything, verify that the landlord is the registered owner of the property through the DLD's Dubai REST app. Confirm the property is vacant and ready for handover on the agreed date. Check the condition thoroughly — document everything with photographs before you move in. What isn't recorded at handover becomes your liability when you leave.

UNDERSTAND
YOUR CONTRACT

Your tenancy contract must be registered through Ejari — Dubai's official tenancy registration system. This is not optional. Without Ejari registration you cannot connect utilities, apply for residency, or file a dispute. Read your contract carefully — pay particular attention to notice periods, renewal terms, maintenance responsibilities, and any clauses around early exit.

KNOW YOUR
RIGHTS UNDER RERA

Dubai's Real Estate Regulatory Agency sets strict rules on rent increases. A landlord cannot increase your rent without providing 90 days written notice, and any increase must fall within the RERA Rental Index for your area. If your current rent is already at or above the index, no increase is permitted. If you believe your landlord is acting outside these rules, disputes are handled by the Dubai Rental Dispute Settlement Centre.

RENEWING
YOUR TENANCY

If you intend to renew, your landlord must notify you of any changes — including rent increases — at least 90 days before your contract expires. If they wish to reclaim the property for personal use or major renovation, they must provide 12 months written notice. If neither party gives notice, the contract automatically renews on the same terms. Know your position before renewal season arrives.

MOVING OUT

Give your landlord the required notice as stated in your contract — typically 60 to 90 days. Arrange a move-out inspection and ensure the property is returned in the same condition it was handed to you. Your security deposit must be returned within 30 days of the tenancy end date, minus any agreed deductions. If there is a dispute over deductions, the Rental Dispute Settlement Centre is your recourse.
