The process is more straightforward than most people expect, but the details matter. Once you've identified a property and agreed on a price, the process moves through a clear sequence of steps. A Memorandum of Understanding (MOU) is signed by both buyer and seller, typically accompanied by a 10% deposit held in trust. From there, the seller's agent applies for a No Objection Certificate (NOC) from the developer — confirming
there are no outstanding service charges or disputes on the unit.
Once the NOC is issued, both parties attend the Dubai Land Department (DLD) to complete the title deed transfer. At this point, the remaining balance is paid and ownership is formally registered in your name. The entire process from signed MOU to title deed typically takes two to six weeks, depending on whether financing is involved.
If you're purchasing with a mortgage, your bank will conduct its own valuation and approval process in parallel. Our team coordinates directly with your bank or mortgage broker to ensure nothing slips through the gaps. By the time you reach the DLD, everything is in order.
